For clients who have not yet secured a site, Lux Prop can assist with land acquisition and, where required, zoning and related property processes before the design begins.

We work alongside the architectural process from the earliest stages, developing spatial planning, materiality, joinery, lighting, furniture and detail as part of the same overall direction.

Early involvement allows interior decisions to shape the architecture before key elements become fixed. Proportion, circulation, openings, ceiling conditions, services and built in elements can be resolved with the final interior already in mind.

Working this way prevents the interior from becoming something added after the architecture is complete. Instead, both develop in conversation with one another.

The result is an environment conceived as a whole rather than assembled in stages.

DISCOVER
We begin with the site, architectural direction, lifestyle requirements, priorities and overall ambition for the project. Where a site has not yet been secured, Lux Prop can assist with identifying and acquiring suitable land.

PREPARE
Where required, Lux Prop coordinates zoning and other property related processes so the site is ready for the appropriate development path.

DEFINE
We establish the design language, spatial principles, material direction and key interior requirements.

DEVELOP
The interior architecture is developed in detail, including spatial planning, circulation, optimised electrical and plumbing layouts, ceiling design, joinery, finishes, lighting, fittings and bespoke elements.

DOCUMENT
The design is translated into the drawings, schedules and specifications required for implementation.

CURATE
Furniture, lighting, art, accessories and custom pieces are selected or designed to complete the interior.

REALISE
For projects within South Africa, Luxure can remain involved through procurement, coordination, installation and delivery. For international projects, we provide the design, documentation, specification and creative direction for implementation by the local professional and construction teams.
